Grain Mill

Works commenced to refurbish a historic Grain Mill in Nottinghamshire.

 

After years of redecoration, wall surfaces had a thick build-up of paint, restricting possible surface preparation techniques because the coatings contained Lead. To overcome the problem, BIF trialled several options to provide a well bonded new wall surface, with the Client providing approval for high pressure Steam Cleaning followed by the spray application of hygienic wall coatings, reinforced with a scrim tissue. The resulting surface proved to be very durable and resistant to impact.

As wall finishes were being applied, the Client added ceilings and Steelwork surfaces to the scope, and a flexible resin floor finish for each of the 5 Floor Levels in the Mill.

The project required close co-operation with numerous Trades, also working on site, completing Joinery, Steelwork & HVAC works alongside our team.

Staff Canteen

As an addition to our project at the Cheese Packaging Plant (below), the Client asked for hygienic solutions to the Canteen, Servery & Kitchen areas for their new Staff Canteen.

Kitchen areas were finished with our decorative Quartz Epoxt Screed to floors, PVCu Wall Cladding to walls and Stainnless Steel Sheeting installed to walls in the Cooking Area.

Servery & Canteen areas were finished with a flexible comfort floor, with decorative coloured flake finsh and sealed to provide a smooth surface.

Travel Centre

Completed in June 2023, BIF completed a highly complex resin floor  installation in a new Bus Station in Halifax.

 

With so many changes in floor level to accommodate easy access to buses, use of ceramic tiles would have been impractical, so Willmott Dixon proposed a resin floor finish and we were called in to propose a specification and agree detailing with the Architect.

 

Due to the site layout, the main concourse also has quite a sharp gradient, so special care was made to provide sufficient underfoot safety, whilst providing an easily cleanable surface. 

The project also required a contrasting visual strip incorporated into the main floor, guiding the partially sighted to key points in the building.

 

Dozens of flush mounted floor Electrical Boxes, floor mounted screens and detailing around seat mounting points added to the complexity of the installation, but our team performed perfectly, completing on time and to an exceptionally high standard.

Slip tests were completed by an independent surface consultancy and a report of the results achieved were provided to Willmott Dixon Construction for inclusion in O&M files.

Cheese Packaging Plant

BIF were extremely pleased to be selected to complete the flooring package for this global cheese producer. 

The 7,000m2 repurposed factory unit is being transformed from a High Bay Distribution Centre to a Cheese Packaging facility, requiring revised floor gradients, stainless steel drainage and a flexible, hygienic resin floor finish, as part of this state of the art facility.

Over 700 lin m of support plinths were cast, to level, to accommodate Stainless Steel Kerbs, before we then cast high strength, fibre reinforced SBR Screeds; all are currently being installed by working in co-ordination with the Hygienic Wall Panel contractor.

Screed surfaces are then prepared, primed with a fibre reinforced Regulation Layer before a highly chemical resistant epoxy resin floor finish is applied and sealed to provide flexibility, slip resistance and an easy to clean surface.

Works are planned to be complete by the end of September 2023.

Wildlife Park

In May 2020 BIF returned from Lockdown 1.0 to start a major installation of External Resin Paving on behalf of a Tier One Main Contractor

The project involved installing 5,200m2 of Resin Bound Stone & Resin Bonded Stone across pedestrian zones for a major Visitor Centre including access paths from Car Parks, a Central Plaza and an Auditorium.

Planning the work and agreeing particular detailing requirements well in advance of starting on site with the main contractor was as important as monitoring progress and quality of the installation.

As resin finishes need dry weather during installation, we planned work around forecasted weather each day, but even then we were hampered from early in the Programme by 2 weeks of almost solid rain, followed by a very long period where temperatures exceeded 25C; the maximum recommended installation temperature.

To counter the heat, our team changed shift patterns to avoid wet or hot periods of the day, often starting very early in the morning, or waiting until late afternoon to avoid forecasted poor weather situations.

The installation quality was remarkable, given the weather and the added pressure to productivity it created. The areas installed consisted of 6 contrasting colours, which defined different zones;  icon aprons running across main doorways to help visitors navigate their way to each building all added to the visual appeal across large expanses of paved sections.

Work completed on time, thanks to the continued effort and support of the main contractor team.

Locomotive Maintenance Building

BIF were contacted by a main contractor we had worked previously with on a number of key projects. Their Client wanted to refurbish a Service Building with a floor area of 1,650m2, with emphasis on providing a highly slip resistant, durable and easy to clean surface.

 

Part of the scope was to level a width of 1200mm either side of the central track, the full length of the building, which was used as Jacking (Lifting) Points when working on Locomotives and Carriages.

The specification was for a 6mm thick epoxy screed, however to reduce cost, we proposed alternative Value Engineered Option , which provided greater strength in heavy duty zones and tailored adapted versions of the same system for less critical zones.

We completed a Floor Level Survey to determine the extent of variation in level along each Lifting Zone. With level variations of -18mm to + 8mm we pinned each side of the track to form a grid and set the pins against a Datum and installed an epoxy screed to the top of each pin to achieve a Lifting Zone with an excellent degree Flatness. We than applied a reinforced epoxy self level body layer, fully blinded the wet resin with Bauxite (chosen to withstand high mechanical loading), before sealing the surface with Red Epoxy.

Elsewhere, the floor had a variety of different functions, with Green areas being Walkways, and Grey areas for other a combination of storage and  undercarriage works and in each of these areas we provided a 2mm thick Fibre Reinforced Epoxy Regulating Layer followed by pigmented epoxy body layers with differing mix designs, to suit their intended function.  Lastly, Yellow coatings were then added to retained Duct Covers, and our team formed safety line markings throughout the building.

Police Custody Suites

In 2016 BIF were approached a Tier 1 Main Contractor, involved with the construction of Police HQ buildings. 

With reports from the Home office that several issues had developed in previous projects, this main contractor had set out to seek the right answers for these uniquely constructed buildings.

Following several meetings, we had suggested specific detailing at doorways, along perimeter edges and how to correctly allow for potential movement within the building. We also suggested a new type of Quartz Resin and applied a sample area for assessment by the Client and once accepted commenced installing the finish.

The 20 Cell Custody Suite was completed on time and without defect. BIF have now completed 2 further Police HQ Custody Suite projects for the same main contractor and we're on site in 2021 completing a 4th project on their behalf.

 

We've been praised for the consistency and quality of each project completed , but perhaps most importantly, to date there have been no reported defects developing on these sites.

Our fibre reinforced quartz resin system performs perfectly in tough environments like custody areas, providing consistently sealed, durable, hygienic surfaces, but its the detailing and the skill of our installation team which has provided long term great performance.

Steel Mezzanine Refurbishment

Our Client needed to refurbish an existing steel mezzanine floor in a food process factory. The existing floor had a heavily worn coated durbar plate surface, which vibrated (causing deflection of the steel deck) constantly during production.

In an adjacent area, a resin screed had been previously applied by others, but had failed soon after installation due to vibration.

BIF mechanically prepared surfaces by Wire Brush before priming and applying a flexible polyurethane flow applied resin, followed by a slip resistant surface coating.

The installation here works because BIF identified the deflection caused by vibration and provided a flexible resin which would allow movement to occur.

 

Similarly, the durability of the finish has been proven because of the preparation works completed by cleaning off the existing surfaces thoroughly before new finishes were applied.

As part of our works, we installed a resin cove detail along wall bases and installed a uPVC Cladding surface to mask badly marked walls.

Warehouse Floor Repairs & Refurbishment

BIF were contacted to put proposals forward to repair, level off and apply a durable floor finish to an old industrial unit.

The existing concrete had heavy wear at doorways, numerous infills to bunds which were uneven, or defective and damaged expansion joints.

Our team prepared surfaces by Shotblast, exposing pockets of particularly weak areas of concrete. Our team cut out cracks,  repairing each with suitable techniques and infilled hollow sections of floor with fast cure polymer screed.

We then applied 2 fibre reinforced DPM Regulating Layers, which smoothed out the surface and reducing the undulation of the floor. We then applied a two layer industrial self flowing Polyurethane industrial resin finish, finishing with a satin seal coat.

Floor thickness was 4mm minimum, but this increased to over 20mm in areas across the 900m2 floor area to ensure we achieved a consistent, flat floor surface.

College Re-union - a decade of use

In 2011 BIF installed our Quartz Epoxy floor finish in a busy College Atrium. The total floor area of this installation was 1,100m2, spanning across College Lobby, Corridor and a Central Dining Atrium. We returned this year to inspect how the finish has performed and the photos above show the appearance of the floor with over 10 years of wear.

The floor was applied in 3 contrasting colours, with a Cream main floor colour, Wine Red borders & Tan Dining & Servery areas.

Surfaces remain in excellent condition, with surfaces unscratched and unmarked; still retaining its light surface texture for providing underfoot safety.

Colour retention was also very good, but little colour change elsewhere and no change in colour to Wine Red or Tan coloured areas.

Reviewing how floor finishes perform after years of wear is an important aspect of what we do. BIF-EP-Quartz has performed extremely well in this project and after 10 years of daily traffic, there are many years of useful service ahead.

Residential Development, York

BIF completed this external resin paving project in the middle of Winter, working as efficiently as possible, completing on time and to an acknowledged high quality.

You need warm dry weather to install Resin Bound Paving, but we accepted the challenge to install 530m2 of 18mm thick resin bound screed during January 2021.

By checking weather forecasts constantly, we were able to determine the days we could be on site and avoid the days where work would likely be abandoned.

Flexibility and understanding by our team allowed us to complete the installation immediately prior to the project completion date, allowing new apartment owners to move in via the access points we were working on.

Given the time of year, it was a high risk project but made possible by a well organised and supportive main contractor and a great installation team.

Food Factory Refurbishment 

Our Client needed to replace an old floor in a busy 3rd floor production area. Following an initial survey, BIF recommended that most of the existing screed below the tiled surface required replacement, so we provided separate costs for each area for uplifting and replacing this for each phase, so that final costs could be easily quantified and agreed by both parties.

 

BIF worked with the Client to plan a phased refurbishment, which would allow production to continue, with access to specific points remaining available at particular times.

 

Uplifting old finishes was generally completed over weekends, avoiding unnecessary noise for staff working in the area and materials were shipped to and from the work area by Goods Lifts during restricted times of each day, so not to slow client production.

 

The project involved a total of 980m2, split over 7 phases, with one large phase completed over Christmas Shutdown to avoid loss of production.

 

The project completed as planned thanks to the support from the client, by working closely with the client to plan and implement the project and by the hard work of the installation team.

Major Food Factory Refurbishment

BIF completed a major refurbishment of a food factory during 2019. The work was split between 2 floor levels and involved breaking out over 600m2 existing 100mm concrete screed on the 3rd Floor ( hiring the services of a Robot Breaker specialist ) and installing new Stainless Steel Drainage, then laying 50-100mm thick polymer modified screed laid to falls.

A 9mm heavy duty Polyurethane Screed was then applied.

Work to the 2nd Floor also involved removal and repair of defective areas of existing ceramic tiles, overlaying with 9mm Heavy Duty Polyurethane Screed, with walls a ceilings spray coated.

Overall the project involved floor refurbishment totalling 1,525m2 and 3,320m2 of wall and ceiling coatings.

Walls and ceilings were then prepared and spray coated with hygienic wall coatings. The project completed on time and at the agreed cost.

Residential Refurbishment

BIF completed a major refurbishment of a substantial residential property, following flood damage caused by a leaking pipe.

 

The water had leaked below existing floor finishes, causing failure of the calcium sulphate screed. An insurance assessment concluded that all floor finishes required removal and replacement.

 

Working on behalf of a Building Surveyor appointed by the Insurance Company, our scope included installing a new underfloor heating system, with a fibre reinforced polymer modified screed and then apply a flexible, smooth cushioned resin comfort floor system to 2 floor levels totaling 350m2.

The family remained living in their home, so a considerate and close working relationship, together with our accommodating Clients ensured the work was completed efficiently and to an extremely high standard.

The integral garage also required attention and we installed BIF EP Quartz as a Variation to the original scope.
